A splendidly proportioned family residence on an excellent plot of 1000 square meters, situated within a gated urbanization which has a splendid range of its own amenities.

Ideally situated within easy reach of Madrid and the Sierra de Guadarrama mountains, where skiing is available and of which there are fine views from the upper terrace, the property is to be sold inclusive of the majority of furniture and furnishings.

The purchase price has been reduced from its original figure of €495,000 to €430,000, a reduction of 13%, to take account of the fall in value of the pound sterling against the euro since the June referendum.


This is a welcoming and particularly well appointed detached residence which is being offered for sale by its English owners, who are relocating to the UK after many years of living here whilst working in Madrid.

The accommodation is of excellent proportions and is distributed over two floors, being a ground floor and lower floor. Entry is via a solid wood entrance door leading into the entrance hall.

The lounge-diner is fitted with a wood burning cassette fire giving 11 kilowatts of heat and having a variable speed fan. There are telephone sockets and two feeds from the 1.4 m. satellite dish. Double glazed patio doors lead to the upper terrace, which is fitted with sun blinds, and a lockable door provides access to the stairs leading to the lower floor. There are two ceiling fans.

The ground floor kitchen is fitted with a 7 burner range cooker and has tv and satellite connections. The kitchen units have low level lighting. From the kitchen, there is double door access to the terrace with a locking roller shutter. The kitchen includes a clothes drying cupboard.

There are three bedrooms, all with fitted wardrobes, on the ground floor. Two bedrooms also have ceiling fans. The bedrooms are served by two bathrooms, both with extractor fans fitted.

Also on this floor is the double glazed sun lounge with concertina doors and full front sun blind, plus fitted PIR controlled light.
The property has full double glazing, with fly screens and roller shutters. All windows have grilles or lockable shutters. All rooms also have thermostatically controlled radiators.

The total heating and hot water fuel requirement consists of 1000 litres of oil at €600.00 and €440.00 worth of wood per year.

The house has security lighting all round, controlled by PIR devices. There is a burglar alarm with cameras connected to a system in Madrid.

The property has an off road car parking area with a gate to the patios and the house. A casita, with power and light, is located on the garden level for storage and use as a work room. The casita could easily be converted to occasional accommodation or a playroom. Behind the casita is a small greenhouse. The property has a terraced front area with an access gate to the street.

A great deal of thought and work have gone into the design and stocking of the gardens, which are a major and delightful feature of the property. There is an eight zone programmable watering system which allows the numerous plant pots and troughs on all patios to be watered individually.

The lower garden consists of four raised vegetable beds with individual waterers, a patio area surrounded by wooden trellis and having a brick BBQ with a fixed concrete table and chairs for ten people. The BBQ area has lighting and power.

To the front of the casita, there is a large area of artificial grass with tiled paths on all sides, suitable for children’s football games or simple relaxation. Beneath the artificial grass are electricity and water taps intended for future garden evolution.

The whole property is surrounded by conifer and ivy hedges and mature trees. There is a gate from the rear garden opening on to the Ancient Land (which cannot be built upon), allowing walks and a short cut to the town. Guadalix de la Sierra is a municipality of some 6100 inhabitants and is located in a national park, with easy access to both Madrid and the Sierra de Guadarrama, where skiing is available.

The ski slopes of the Pyrenees, which continue to grow in popularity at the expense of many Alpine centres, can be reached from the property in half an hour, whilst a drive of forty minutes will take you to the South of Madrid and on the way to the South coast costas.
