Description

This fine, individual chalet style modern residence occupies a wonderful position looking down the Alpine valley and over the villages of Séez and Bourg St Maurice, whilst also offering superb views of the nearby ski slopes.

The house was built in 1990 in traditional Alpine style and using only the finest quality materials. The extensive use of beautiful wood throughout the interior is a particular feature, which complements other elements of the specification, including the handsome stonework, fine ceramic floor tiling, well appointed kitchen, high quality bathroom equipment and much more besides.

The well proportioned living accommodation has a generous sized floor area of 250 m², which does not include the basement of 90 m² or the apartment, which has a floor area of 70 m².

The delightful open plan living accommodation enjoys views overlooking the valley of the Alps on one side and the ski slopes on the other. Here is the first living room, where there is a fine fireplace feature incorporating a wood burning fire, further living and dining room and a dressing room. Next to the open living area is the office, although this can be used as an additional living room, if preferred and has magnificent views down the valley. Situated on the floor below are a bathroom with shower and a separate toilet.

The floor above the living area comprises three bedrooms and a beautiful bathroom with a large tiled bath. From one of the bedrooms, a staircase leads up to a large bedroom on the third level. This is ideal for an older teenager wanting his or her own space, where they can enjoy both a TV room and a bedroom away from the rest of the house.

The design and construction of the house are such that the large roof area over the second floor can be converted into one or two additional bedrooms relatively easily.

From the kitchen, a door and staircase lead down to the basement, with an area of approximately 90 m² whilst, to the side of the house is the garage, to accommodate two or three cars, depending on their size.

The self contained apartment has its own separate entrance and electricity supply and is ideal for renting out. It comprises an open plan living area / kitchen, first floor bathroom and bedroom at the lower level. Occasionally, the present owners have rented the apartment out for 400 euros a month, although an income of 300 euros a week is considered possible if it is rented during the Winter season alone.

Of course, the main house can also be rented out during the Winter, when it will produce a very worthwhile income.

Outside, there is a terrace extending all around the house and the garden includes the swimming pool, which measures 10 x 5 metres.

The adjoining villages of Séez and Bourg St Maurice occupy a strategic position in the heart of the Haute Tarentaise at the centre of the French Alps and are ideally situated for easy access to many renowned winter sports resorts, such as Les Arcs, La Rosière, Val d'Isère, Tignes, and Sainte-Foy Tarentaise, most of which can be reached in about 20 minutes. As a result, the property and its wonderful location are ideally situated for the skiing enthusiast looking for a variety of resorts and skiing challenges, as well as a huge range of associated amenities.
